WHEN WILL THIS PROJECT START?
Once approval from the membership via the Material Alteration Vote is completed then the project timeline can commence. A Material Alteration Vote can take up to 90 days to complete.
HOW LONG WILL THIS PROJECT TAKE ONCE APPROVED?
Below are the list of consecutive steps that must be taken once the project is approved to proceed by the membership via the Material Alteration Voting Process.

CONSTRUCTION DRAWINGS: Construction Drawings will take approximately 8 weeks to complete. This is a set of technical, architectural and engineering drawings put together to be approved by the City of Hallandale Beach. These drawings, once completed, are distributed to the selected general contractors to participate in the bidding process.

BIDDING: The bidding process to select a general contractor can take up to 6 weeks.

PERMIT: Permit process can take from 5 to 16 weeks to approve depending on how quickly the City of Hallandale Beach processes and reviews the permit application and the impact of COVID.

CONSTRUCTION: Construction will take from 4 to 6 months taking into consideration well-managed orders of long lead items and COVID delays.

HOW WILL THIS IMPACT THE LOBBY, MAILROOM AND FRONT DESK OPERATIONS?
The project will affect all areas of the lobby and the impact to the residents and operations will be minimized as much as possible. Residents will be notified, and appropriate operational adjustments, will be made to ensure that all resident functions will be available during the construction period. Communications via email will be provided to all Residents during the construction period to advise them of any changes to the operations.
